The UK House Price Index (HPI) is a joint production by HM Land Registry (HMLR), Registers of Scotland, Land and Property Services Northern Ireland, and the Office for National Statistics (ONS). ![]() Northern Ireland remains the cheapest country in the UK in which to purchase a property, with the average house price at £172,000. The average house price in Northern Ireland increased by 5.0% over the year to Quarter 1 (Jan to Mar) 2023. The average house price in Wales was £213,000 in April 2023. The average house price in Wales increased by 2.0% over the 12 months to April 2023, down from an increase of 5.5% in the 12 months to March 2023. The average house price in Scotland was £187,000 in April 2023. The average house price in Scotland increased by 2.0% over the 12 months to April 2023, down from an increase of 2.9% in the 12 months to March 2023. The average house price in England was £306,000 in April 2023. The average house price in England increased by 3.7% over the 12 months to April 2023, down from an increase of 4.1% in the 12 months to March 2023.
